Disclaimers Governing Content Published on keentelgeneralcontractors.com
1. Purpose and Scope of This Disclaimer
This Legal Disclaimer applies to keentel llc and all associated websites and landing pages and every page, subdomain, form, chat tool, blog post, guide, case study, gallery, video, social media account, advertisement, and printed or digital marketing material published by or on behalf of KEENTEL LLC, a Florida limited liability company doing business as Keentel Engineering and marketing under the name Keentel General Contractors ("Keentel," "we," "us," or "our") — collectively, the "Website."
This Disclaimer is incorporated into, and must be read together with, our Terms and Conditions of Use and our Privacy Policy. In the event of a conflict, the Terms and Conditions of Use control. Your use of the Website constitutes acceptance of this Disclaimer. If you do not accept it, discontinue use of the Website.
2. General Information Only — No Professional Advice
All content on the Website is published for general informational, educational, and marketing purposes. It is not engineering advice, architectural advice, construction advice, code interpretation, structural or electrical analysis, life-safety guidance, property or building inspection, cost estimating, project management advice, legal advice, insurance advice, or financial or tax advice, and it must not be relied upon as any of those things.
Content is general by design. It does not account for the specific characteristics of your property, structure, systems, soils, occupancy, use, exposure, flood or wind zone, historic designation, deed restrictions, association rules, insurance requirements, or local amendments. Applying general content to a specific building can produce unsafe, non-compliant, or costly outcomes.
Before making any design, purchase, repair, demolition, alteration, or construction decision, consult a licensed Florida Professional Engineer, licensed architect, licensed general contractor, or licensed electrical contractor, as appropriate to your scope, and confirm requirements with the building department and other authorities having jurisdiction.
3. No Professional or Contractual Relationship Is Created
VIEWING THE WEBSITE, SUBMITTING A FORM, SENDING AN EMAIL OR TEXT, REQUESTING OR ATTENDING A COMPLIMENTARY CONSULTATION, RECEIVING A BUDGETARY RANGE, OR EXCHANGING CORRESPONDENCE WITH KEENTEL DOES NOT CREATE AN ENGINEER-CLIENT, CONTRACTOR-CLIENT, DESIGN-PROFESSIONAL, AGENCY, FIDUCIARY, OR OTHER PROFESSIONAL RELATIONSHIP, AND DOES NOT OBLIGATE KEENTEL TO PERFORM ANY WORK. SUCH A RELATIONSHIP ARISES ONLY WHEN A WRITTEN CONTRACT, PROPOSAL, OR WORK AUTHORIZATION IS SIGNED BY AN AUTHORIZED REPRESENTATIVE OF KEENTEL.
A complimentary consultation is a sales meeting offered as a courtesy. It is not a professional engineering evaluation, a code compliance review, a forensic investigation, a property inspection, an appraisal, or a written professional opinion, and no professional standard of care attaches to it. Observations shared during a consultation are preliminary, visual, and non-invasive, and are subject to change upon investigation, testing, or exposure of concealed conditions.
4. Licensure and Scope of Practice
Keentel holds Florida Certified General Contractor License No. CGC1524228 and Florida Certified Electrical Contractor License No. EC13014476, and is registered with the Florida Board of Professional Engineers under Registry No. 36853 as KEENTEL LLC, DBA KEENTEL ENGINEERING. Keentel provides services only in the State of Florida and only within the scope of those licenses and registrations.
Nothing on the Website is an offer or solicitation to perform work in any jurisdiction where Keentel is not licensed, or to perform any service requiring a license, certification, or registration Keentel does not hold. Any engineering services are performed only by or under the responsible charge of a Florida-licensed Professional Engineer, and only where expressly retained in writing to do so. Where a project requires a discipline outside Keentel’s licensure, an appropriately licensed party must be separately engaged, and Keentel makes no representation or warranty regarding any such party’s work.
Licenses, registrations, accreditations, and memberships displayed on the Website — including Better Business Bureau accreditation and Florida Engineering Society membership — reflect status believed accurate at the time of publication. They are not endorsements of any particular project outcome and do not guarantee performance, quality, price, schedule, or result.
5. Pricing, Estimates, Budgets, and Schedules Are Not Binding
Any figure, range, allowance, unit rate, square-foot cost, calculator output, sample budget, timeline, duration, start date, completion date, lead time, or availability statement published on the Website or discussed in a consultation is illustrative, preliminary, and non-binding. It is not an offer, a bid, a quotation, a firm price, or a guarantee of cost or schedule, and it may not reflect current market conditions.
Actual cost and schedule depend on factors that cannot be determined without a site investigation and complete construction documents, including existing and concealed conditions, structural adequacy, required code upgrades, permitting and plan-review duration, product approval and availability, utility coordination, material and labor pricing, tariffs, owner-directed changes, third-party delays, and weather. Keentel is bound only by a written proposal signed by an authorized representative of Keentel and accepted in writing within its stated validity period. Keentel may correct typographical, clerical, transcription, and computational errors at any time, including after issuance.
6. Codes, Permits, and Regulatory Information Change
References on the Website to the Florida Building Code, the National Electrical Code as adopted in Florida, energy and accessibility requirements, wind-borne debris and flood provisions, product approvals, permitting thresholds, inspection procedures, fees, or statutory provisions reflect our general understanding at the time of publication. These requirements are amended frequently, are subject to local amendments and interpretations that vary by jurisdiction and by individual plans examiner or inspector, and may have changed since publication.
Keentel does not undertake to update Website content and disclaims any duty to do so. Do not rely on the Website to determine whether work requires a permit, what a code requires, whether a product is approved, or what an inspector will accept. Confirm all such matters with the authority having jurisdiction.
7. Photographs, Renderings, Portfolios, and Representative Work
Photographs, videos, drone imagery, renderings, elevations, plans, three-dimensional models, before-and-after comparisons, and material or finish samples shown on the Website are illustrative. They may depict work performed by Keentel, work performed in whole or in part by others, work at properties Keentel did not build, stock or licensed imagery, staged or styled scenes, or conceptual designs that were never constructed.
Images may be cropped, retouched, color-corrected, digitally enhanced, or composited, and may show optional upgrades, owner-furnished items, landscaping, furnishings, or staging not included in any scope of work. Colors, textures, grain, and finishes vary between screens, print, and physical product, and natural materials vary by lot. Renderings are artistic representations and are not construction documents, are not to scale, and do not depict final built conditions.
No image constitutes a representation, warranty, or guarantee that any particular design, material, finish, level of detail, price, schedule, or result is available, achievable, or included in any proposal for your project. The scope of work in a signed contract, and not any image, defines what Keentel will furnish.
8. Testimonials, Reviews, Ratings, and Awards
Testimonials, reviews, ratings, case studies, project narratives, awards, and accreditation badges reflect the experience or opinion of the individual or organization giving them, at a particular time, on a particular project, under particular circumstances. They are not a guarantee, warranty, or prediction that you or anyone else will have the same experience or achieve the same result.
Results described are not necessarily typical. Testimonials may be edited for length, clarity, grammar, or privacy, may be abbreviated or excerpted, may omit the property address or the client’s full name, and may be presented alongside representative rather than matching imagery. Third-party ratings and review scores are maintained by those platforms, change over time, and are outside Keentel’s control. Keentel does not compensate clients for reviews.
Statements such as "on time," "early completion," "on budget," "comprehensive warranties," "one accountable team," and "zero drama" are general descriptions of how Keentel approaches its work. They are aspirational marketing language, are not measurable commitments, and create no contractual obligation, warranty, or performance standard.
9. Warranties and Guarantees
Any reference on the Website to warranties, guarantees, workmanship standards, satisfaction, or coverage is a general description only. The only warranty Keentel provides on any project is the express written warranty set out in the signed contract for that project, subject to its stated scope, duration, conditions, maintenance requirements, notice requirements, exclusions, and limitations.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, KEENTEL DISCLAIMS ALL IMPLIED WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, HABITABILITY, AND WORKMANLIKE CONSTRUCTION, EXCEPT AS EXPRESSLY PROVIDED IN A SIGNED CONTRACT OR AS MAY NOT BE DISCLAIMED UNDER FLORIDA LAW. NO STATEMENT ON THE WEBSITE EXTENDS, ENLARGES, MODIFIES, OR REVIVES ANY WARRANTY.
Warranties on manufactured products, materials, systems, and equipment are provided by their manufacturers on their own terms, and are subject to those manufacturers’ registration, installation, maintenance, and exclusion requirements. They are not warranties of Keentel. Keentel passes through assignable manufacturer warranties where permitted and as provided in the applicable contract, and that pass-through is the full extent of Keentel’s obligation as to third-party warranties.
10. Emergency, Storm, and Restoration Content
Content about emergency response, 24/7 troubleshooting, fire, storm, wind, water, flood, or structural damage, temporary shoring, board-up, tarping, and mitigation describes services Keentel may offer. It is not emergency instruction, life-safety guidance, or a guarantee of availability, response time, capacity, or outcome, and response capability is materially affected during declared emergencies and widespread events.
In an emergency, call 911. For a suspected gas leak, electrical hazard, or downed line, contact your utility provider and evacuate the area. Follow the directions of public authorities and emergency responders. Do not use the Website to make time-critical safety decisions, and do not enter a damaged structure until it has been declared safe by a qualified authority.
11. Insurance Claims — Keentel Is Not a Public Adjuster
Keentel is a licensed contractor. Keentel is not a licensed public adjuster, insurance agent, insurance broker, appraiser, or attorney, and does not adjust, negotiate, settle, appraise, or advise on insurance claims. Nothing on the Website is an interpretation of any policy, an opinion on coverage, or a representation that any loss, scope, damage, or cost will be covered, approved, scoped, or paid by an insurer.
Coverage determinations are made solely by your insurer under your policy. Keentel may, at a client’s request and as permitted by law, document conditions, prepare a scope of repair, and communicate factual information about the work — none of which constitutes public adjusting. You should consult your insurer, a licensed public adjuster, or an attorney regarding your claim.
Consistent with section 489.147, Florida Statutes, Keentel does not offer, and no content on the Website shall be interpreted as offering, to pay, waive, rebate, absorb, credit, or otherwise decline to charge any insurance deductible, in whole or in part, as an inducement to enter into a contract.
12. Third-Party Content, Links, and References
The Website may reference or link to third-party websites, standards, manufacturers, product data, specifications, code excerpts, statutes, articles, financing providers, review platforms, engineers, architects, designers, inspectors, insurers, adjusters, suppliers, and subcontractors. These references are provided for convenience only and do not constitute an endorsement, sponsorship, certification, verification, recommendation, or assumption of responsibility.
Keentel does not control and is not responsible for the accuracy, currency, completeness, legality, licensure, insurance, security, privacy practices, availability, pricing, or performance of any third party or third-party content. Excerpts and summaries of codes, statutes, and standards are paraphrased for readability and are not authoritative; consult the official published source. Your dealings with any third party are solely between you and that third party.
13. Website Availability, Accuracy, and Security
THE WEBSITE AND ALL CONTENT ARE PROVIDED "AS IS," "AS AVAILABLE," AND "WITH ALL FAULTS," WITHOUT WARRANTY OF ANY KIND, EXPRESS, IMPLIED, OR STATUTORY. KEENTEL DOES NOT WARRANT THAT THE WEBSITE WILL BE AVAILABLE, UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE, THAT DEFECTS WILL BE CORRECTED, OR THAT ANY CONTENT IS ACCURATE, CURRENT, COMPLETE, OR RELIABLE.
Keentel may change, correct, suspend, relocate, or remove any content or feature at any time without notice or liability. Content may contain typographical, clerical, or technical errors. Keentel is not responsible for form submissions, emails, texts, chats, or voicemails that are delayed, misdirected, filtered, corrupted, or not delivered, or for any consequence of such failure.
14. Forward-Looking and Aspirational Statements
Statements about future capacity, service areas, staffing, capabilities, technologies, response times, schedules, market conditions, pricing trends, or plans are forward-looking and reflect current expectations only. They involve risks and uncertainties, and actual results may differ materially. Keentel undertakes no obligation to update any forward-looking statement.
15. Accessibility
Keentel works toward making the Website usable by as many people as possible, guided by recognized accessibility standards. If you encounter a barrier to access, contact us with the page address and a description of the difficulty and we will assist you and work to remedy it. This statement reflects a good-faith commitment to ongoing improvement. It is not a warranty, representation, certification, or admission of conformance with any standard, guideline, regulation, or law.
16. Limitation of Liability and Dispute Resolution
Your use of and reliance on the Website is at your sole risk. The disclaimers of warranty, limitations and exclusions of liability, indemnification obligations, mandatory binding arbitration agreement, class action waiver, jury trial waiver, one-year limitation on claims, and Florida governing law and Hillsborough County venue provisions set out in our Terms and Conditions of Use apply in full to this Disclaimer and to any dispute arising out of or relating to the Website or its content, and are incorporated here by reference.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, KEENTEL LLC AND ITS MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AGENTS, SUBCONTRACTORS, SUPPLIERS, AND LICENSORS SHALL NOT BE LIABLE FOR ANY LOSS OR DAMAGE OF ANY KIND ARISING FROM YOUR USE OF, RELIANCE ON, OR INABILITY TO USE THE WEBSITE OR ITS CONTENT.
If any provision of this Disclaimer is held invalid or unenforceable, it shall be modified to the minimum extent necessary to make it enforceable or, failing that, severed, and the remaining provisions shall continue in full force. This Disclaimer shall not be construed against Keentel as drafter and is intended to afford Keentel the maximum protection permitted by applicable law.
17. Changes to This Disclaimer
Keentel may revise this Disclaimer at any time by posting an updated version with a new "Last Updated" date. Changes take effect upon posting. Your continued use of the Website constitutes acceptance of the revised Disclaimer.
